How often should I inspect my roof?
It’s our suggestion that you inspect your roof at least twice a year. This will give you a chance to look for loose, broken, cracked, or warped shingles, any roofing damage, leaks, loose seams and deteriorating flashing.
What are my re-roofing options in Denver?
You’ll have two basic options to choose from. Choose a complete replacement of the roof that includes tearing off your existing roof system or install a new roof system over the existing roof. If you choose the latter, it’s important to check with a professional roofing contractor. They’ll be familiar with building code requirements in your area. In many instances, you may only be allowed for one re-cover before a complete replacement is necessary.
How much does a new roof cost?
The answer isn’t cut-and-dried. There are several factors that’ll determine the cost of your new roof system, including: materials selected, contractor, home or building, location, labor rates and time of year. Other things to consider are the different grades and varieties of styles and shapes of your new roof.
We suggest getting three or four proposals and quotes from reputable contractors in your area before deciding. Pay special attention to their level of workmanship, whether or not they complete jobs on time, competitive pricing and if they’re insured and bonded. Keep in mind, we offer free estimates!
Do I need to hire a professional?
How can I tell if my roof has problems?
Many times, catching a roofing issue doesn’t happen until after you notice a leak or some other kind of damage happens (like when that tree falls…). We recommend our home and business owners do a fall and spring visual inspection before deciding to contact a professional roofing company.
You’ll often be able to see if your shingles are cracked or missing – or if the granules on an asphalt roof are worn off. On the inside, keep an eye out for cracked paint, peeling wallpaper, or spots on ceilings and plaster that indicate water damage.
Is there a warranty on my roof?

How long can I expect my roof system to last?
Most new roof systems are designed to last for about 20 years. Some roof system types, such as slate, clay tile and certain metal (e.g., copper) systems, can last longer. Here in Denver, hail and wind storms play a huge factor in both residential and commercial roofs.
Other factors can include proper building and roof design, material quality, application, and maintenance.
Is it possible to determine my annual roofing cost?
Yes! You can use this simple formula:
Annual Roofing Cost = Total Cost (materials and labor) ÷ Life Expectancy of Roof System (in years).
My roof leaks. Do I need to have it replaced completely?
Not necessarily. Leaks happen when flashing comes loose or a section of the roof system becomes damaged. Here in Denver, skylights are a frequent culprit as well as valleys in the roof that pool water with inadequate drainage. Your roofer should be able to guide you regarding the underlying cause of the leak and the best short and long term solution.
